Galt Property Management : Asking Tenants the Right Questions


Screening a potential tenant can be stressful and time-consuming. After all, you are going to be entrusting this person with your investment. However, it is important not to take too long to find the right tenant, or you'll lose money with your vacant property. When communicating with a prospective tenant, make sure to ask the following questions: Why are you moving? How many people will be living in the rental? Do you have any pets? What is your monthly income? When do you plan on moving in? Upon the move-in date, will you have the rent and security deposit available? Can you provide professional and personal references? Have you ever been evicted? Will you consent to a credit and background check? Make sure that all the prospective renter's answers satisfy you. If not, according to the Galt property management professionals, it may not be a good fit, and you should consider moving on to the next applicant.


Lastly, remember that there are some questions you cannot ask a potential renter under any circumstances. Avoid asking any questions that address the race, religion, sex or gender, national origin, familial status, or disability of a prospective tenant per Fair Housing guidelines. You also cannot ask if a prospective renter has ever been arrested. In fact, it is best to steer clear of any questions not part of your normal qualifying process.
